If you're a sales agent, you already know the drill: a buyer falls in love with a floor plan, the contract gets written, and then the financing turns into a black box. Calls go unreturned. Updates stop. The buyer panics. And you're stuck in the middle trying to keep the deal alive.

I work the other way. As a Senior Loan Officer with NorthStar Mortgage Advisors, I'm available seven days a week, I return texts and calls quickly, and I keep both you and your buyer in the loop the whole way through. If something's off with the loan, you'll hear it from me first — not from a buyer who's been freaking out for two days.

For buyers, that means someone who'll explain things in plain English, walk you through what you can actually afford, and find a loan that fits your real life — not a one-size-fits-all program that doesn't work for you. Loan Programs

Loans built around real buyers.

Not every buyer fits the standard mold — and they shouldn't have to. Here are some of the programs I use most often to help people get into the home they actually want.

Forward Commitments
Lower rates on select homes — built into the deal by the builder. If you're worried rates feel high, ask about which homes in the community come with one of these. They make a real difference in the monthly payment.

Construction-to-Perm (C2P)
Building a custom home? This is one loan that covers both the construction and the permanent mortgage — one closing, one set of paperwork. Way less stressful than juggling two separate loans.

Zero Down Payment Options
If you've got steady income but haven't been able to save up a big down payment, you might still qualify. These programs aren't for everyone, but they've helped a lot of buyers get into a home sooner than they thought possible.

5-Year ARM Programs
A lower payment for the first five years. Great if you're not planning to stay in the home long-term — military families, people relocating for work, or anyone who expects to move up in a few years.

Six Months Free
Some communities offer a six-month payment break to help you settle in. Ask me which homes qualify — it's a real game-changer for buyers who need a little breathing room after closing.

Assets-for-Income Qualification
If you're self-employed, retired, or your tax returns don't show what you actually earn, we can sometimes qualify you based on the money you have in the bank or in investments instead. Worth a conversation if traditional income docs are a problem.
